This fee will automatically be taken from the rental payment each month and the remainder will be transferred into your bank account on a monthly basis.
To secure the property: A holding fee of £225.00 including VAT is payable. Please note that this fee will secure the property for up to 14 days.  After this period, if you wish to hold the property further, you will need to pay the first month’s rent which will be non refundable should you not proceed with the application.
Landlords Fee

£180.00 including VAT = £150.00 + VAT

This fee is for providing legal Tenancy Agreements, deposit protection and a detailed agreement and schedule of contents which includes photographs
Reference checking procedure: You are now required to complete an application form for which the processing fee is £50.00 including VAT per person over 18, or £90.00 including VAT if it is to be a company let.  This application will be submitted to Rent4Sure – our reference checking company. We request that you supply photographic identification to support your application. Rent4Sure may contact you if they require further clarification.  If we do not receive a completed application form from you within 48 hours we will assume that you are not proceeding and your application will be cancelled.

Please note that this payment is an administration fee, it is non refundable and it is not a payment towards your rent or deposit. 

If your references pass, fail or you withdraw your application this will not be returned.
Renewal fee:

£72.00 including VAT = £60.00 + vat

This is if a change in tenancy for the property after a tenant moves out and a new Tenancy Agreement and schedule of contents etc, is required.

Deposit: Once the references have been approved, you will need to pay the deposit to hold the property until the agreed moving in date. The deposit will be equivalent to one month’s rent plus an amount between £100 and £300. This deposit will be held until you vacate the property and will be protected to comply with legal regulations.

Example:

Rental figures of £495 & lower have £100 added to make up the deposit (£95 rent = £595 deposit)

Rental figures of £500 - £999 have £200 added to make up the deposit (£500 rent = £700 deposit)

Rental figures of £1,000 & higher have £300 added to make up the deposit (£1,000 rent = £1,300 deposit)
INTRODUCTORY FEES

A payment of 60% of one months rent including VAT (1/2 months' rent + VAT)

PLEASE NOTE WE MUST HAVE CLEARED FUNDS OF THE DEPOSIT AND FIRST MONTHS RENT BEFORE YOU MOVE IN AND ALL TENANTS MUST BE PRESENT TO SIGN THE DOCUMENTATION OR KEYS WILL NOT BE RELEASED.
