PROSPECTIVE TENANT INFORMATION

To secure the property: A holding fee of £200.00 is payable. Please note that this fee will secure the property for up to 14 days.  After this period, if you wish to hold the property further, you will need to pay the first month’s rent which will be non refundable should you not proceed with the application.

Reference checking procedure: You are now required to complete an application form for which the processing fee is £40.00 per person over 18, or £50.00 if it is to be a company let.  This application will be forwarded to Leaseguard – our reference checking company. We request that you supply photographic identification to support your application. Leaseguard may contact you if they require further clarification.  If we do not receive a completed application form from you within 48 hours we will assume that you are not proceeding and your application will be cancelled.

Please note that this payment is a non refundable fee and it is not a payment towards your rent or deposit.

If your references fail or you withdraw your application this will not be returned.

Deposit: Once the references have been approved, you will need to pay the deposit to hold the property until the agreed moving in date. The deposit will be equivalent to one month’s rent plus an amount between £100 and £300. This deposit will be held until you vacate the property and will be protected to comply with legal regulations.

To move into the property: An Assured Shorthold Tenancy Agreement will be signed in our office on the commencement date and all tenants must be present. The contract will run for a term of six months unless specified otherwise. One month’s written notice from your rent payment date is required to terminate this agreement.  If this is not received then the contract will continue on a month to month basis thereafter.  A standing order form must be completed to instruct your bank to make monthly rent payments direct to us.

Utilities: You will be responsible for all utility and council tax bills. It is our companies’ utility management policy that most of our properties are supplied by our preferred supplier Southern Electric. This will mean you will benefit from SSE’s award winning customer service and value for money. We will arrange for our utility pack to be sent to you for completion. Please ensure you read all the documents included within the utility pack. Then, Please sign and return all completed utility documents in the freepost envelope provided in the pack or alternatively scan and email all completed documents to:

Contents Insurance: Please ensure that you have contents insurance in place at the start date of the tenancy, proof must be provided. Please complete the Lease Guard contents form if you would like them to provide you with a quote. 

PLEASE NOTE WE MUST HAVE CLEARED FUNDS OF THE DEPOSIT AND FIRST MONTHS RENT BEFORE YOU MOVE IN AND ALL TENANTS MUST BE PRESENT TO SIGN THE DOCUMENTATION OR KEYS WILL NOT BE RELEASED.

There is a strictly NO PETS AND NO SMOKING POLICY on all properties. Pets are only allowed with prior consent of the Landlord via Mike Neville Property Management.
