To secure a property: All Proposed Applicants will need to bring into the office the following documents;
- Last two months payslips or proof of income
- Copy of Employment contract if possible
- Original Passport(s) and, if applicable, any Visa/Residency Permit(s), so that we can photocopy and certify these documents in order to satisfy residency requirements.
- Please advise the office if you have any adverse credit or poor credit history prior to commencement of your application
One weeks rent of the monthly rent is payable in order to secure a property. Payment can be made by debit or credit card. We also confirm that we require payment of the first month’s rent after 14 days to further secure the property if you haven’t moved in within this period. You are required to start the tenancy within 4 weeks of securing the property, unless agreed otherwise in advance. It is the responsibility of the Proposed Applicants to ensure all references are completed and concluded to an ‘Acceptable’ Outcome within 7 days.
Please note that the one weeks rent is non-refundable if you provide false or misleading information, you fail the ‘right to rent’ checks or you withdraw from the proposed tenancy.
Please let us know immediately if you are unable to complete your application form within 48 hours otherwise your application could be cancelled and the property will be re-advertised.
Reference checking procedure: Each person over the age of 18 will need to be named on the Tenancy agreement and complete an application form online which will be processed by our reference checking company Rent4Sure. To check on the progress of your application once it is underway please contact the office.
Rent: Once your reference(s) have been approved by the Landlord, payment of the first months’ rent is required to hold the property until the agreed move-in date, the holding deposit of one weeks rent will be deducted from the payment.
Deposit: The deposit will need to be paid prior to you moving into the property. This deposit will be held until you vacate the property and will be protected in order to comply with legal regulations. The deposit will be equivalent to five weeks rent.
To move into the property: An Assured Shorthold Tenancy Agreement will be signed in our office on the move-in day for which all tenants will need to be present. The contract will run for a fixed term period i.e. 6 or 12 months and then continue on a periodic tenancy until such time as you give notice, in writing to terminate the agreement. We will ask you to set up a standing order so that the monthly rent payments are paid directly to us - unless alternative terms have been agreed.
Contents Insurance: Please ensure that you have contents insurance in place at the start date of the tenancy, proof must be provided. If you would like to receive a free quote for contents insurance from Rent4Sure please select the option when completing your application form.
Utilities: You will be responsible for all utility and council tax bills whilst in the property. As part of our move-in process, we will arrange for all utility companies (gas, electric, council tax and water) to be notified of your move-in date together with any available meter readings. During this process you will be contacted regarding your utilities. Please make sure you review the information provided to ensure your energy supply is set up with the right tariff for you.
Please note that your utilities remain your responsibility, should you not receive any correspondence with 4 weeks of moving into the property we recommend that you contact them.
Your consent: Please note the following permissions which we wish you to provide in relation both to the information you enter on this form when you register with us and of your residence at an address let to you under our agency.
By agreeing to the terms outlined, you indicate your consent to your personal information being passed to our Utility Management Partner, Rent4sure who will attend to the continuity of your energy and service supply. You also consent to Rent4sure offering you the opportunity to sign up to the services of its preferred utility supplier, Homeshift.
By agreeing to the terms outlined, you indicate your consent to receiving email marketing, telephone marketing, postal marketing and or text messages from our Utility Management Partner, Rent4sure/Homeshift and its selected third-party utility providers such as Virgin.
Please notify us ONLY where you DO NOT wish to receive a Utility Pack from Rent4sure/Homeshift in order to be offered the opportunity to sign up to the services of Rent4sures preferred utility supplier, Homeshift.

We use the personal details that you submit to provide you with our services. You may give us personal details about you by filling in this form or by corresponding with us by phone, email or otherwise. In addition to the information you give us on this form, we may also collect additional information (for example, details of your property, current energy providers) as necessary to provide our services and to deal with your queries.
Disclosures of your personal details: We may pass your personal details to our Utility Management Partner, Rent4Sure/Homeshift to enable us to provide you with our services.
In turn, Rent4sure/Homeshift may pass your personal details on to selected third party service providers to enable these providers to provide you with energy and other utility services that you request.
We may also share your information with:
(i) credit reference agencies and other companies for use in credit decisions, for fraud prevention and to pursue debtors; and
(ii) other third parties (including law enforcement bodies and Government agencies) if we are under a duty to disclose or share your personal details in order to comply with any legal obligation, or to defend or exercise our legal rights.
Marketing information: We would also like to use your personal details:
(i) to tell you about other goods and services that we offer that are similar to those that you have already asked us to provide or have enquired about; and
(ii) to provide you, or permit selected third parties to provide you, with information about goods or services we feel may interest you. Those third parties include our Utility Management Partner, Rent4sure/Homeshift and other utility supplies. For the purposes of the scheme “utilities” includes gas, Electricity, Water, Council tax and Telecommunications.
Accessing your information: The Act gives you the right to access information held about you. Your right of access can be exercised in accordance with the Act. Any access request must be made in writing and could be subject to a £10 fee in extreme circumstances to meet our costs in providing you with details of the information we hold about you.
You would then need to confirm that you have read and understood the above information, including the privacy notice, and consent to comply with the terms outlined.
PLEASE NOTE WE MUST HAVE CLEARED FUNDS OF THE FIRST MONTHS RENT AND DEPOSIT BEFORE YOU MOVE IN AND ALL TENANTS MUST BE PRESENT TO SIGN THE DOCUMENTATION OR KEYS WILL NOT BE RELEASED.
We have a strictly NO SMOKING and NO PETS POLICY in all of our properties. Pets may be permitted on an individual basis with prior consent from the Agent/Landlord.
